Are the properties timeshares or fractional ownership?
Aboslutely not. Each property in Lac Miljour Estates is
Freehold - you become the owner with all the rights pertaining
thereof.
Are the properties accessible year-round or only in the
Summer months?
Yes, the properties are accessible year round. Property
owners are responsible for snow plowing.
Is financing available?
Yes, for purchase of lots and chalets on approved credit. Contact the
developers for details.
Do I have to build immediately?
No, but in the best interest of all owners, construction
of your building must be complete within 2 years from date of
purchase. RV's are permitted on your site during the construction
phase.
What are the taxes?
The assigned mill rate is 1.2067 (example, for a property
appraised at $50,000, the taxes would be $603.35)
What are my construction options?
You are free to select your own builders and design,
however the developers will be happy to provide you with assistance
and plans. 4-season chalets from 900 square feet and up are
available (some restrictions may apply - contact developer for
details).
What is the water quality?
Lake water was tested in 2006 and is potable.
Purchaser is responsible for excavation of their own well.
What services are available?
Hydro Quebec lines and Bell Telephone are installed to
your lot line. Satellite reception is also available.
What about septic systems?
Septic construction must conform to regional, provincial
and national codes. The soil is a combination of gravel and sand -
very amenable to septic beds.
What emergency services are available?
Ambulance service is available. Hospitals are in nearby
Shawville, Wakefield and Maniwaki. Fire statio is 3km away in
Danford Lake. Police protection is provided by the QPP, located at
Campbell's Bay.
What are the lot sizes?
Lot sizes range in size from 1 to 20 acres. 150 Acre package also available.
What about alternative energy?
Wind, solar and propane and wood heating are all
permissable applications.
Is there a boat launch?
All boats must be stored on owners property. There is
access to Lac Miljour and Lac O'Brien. Both lakes are motorless but
a launch will be available for canoes, kayaks and sail boats..
Are other beaches and lakes nearby?
Lac O'Brien and Lac Copeland are accessable from the back
of the property and a mere 15-minute drive from the furthest lot.
Are skiing and golf available in the area?
May golf courses and ski resorts are within a short
drive, and Mont St. Marie is a 15-minute drive. Other nearby
resorts include Larrimac, Edelweiss, Vorlage and Camp
Fortune.
What other sports can I look forward to in Winter and
Summer?
The only limits on Lac Miljour recreation is your
imagination. Fishing, swimming, hiking, cross-country skiing and
quiet trail walks are just some of the pleasures awaiting you.
